First Time Home Buyer Things You Should Know

A home is often one of the largest purchases people make, but the buying process can be very complex. For these reasons, it is important to know a few things prior to purchasing. The following are in my experience the most common and the most important things you should know to help you through the buying process.

  • They say knowledge is power and it is no different when purchasing a home. If you need financing, it is important to know how much home you can afford before searching. This will help to give you proper expectations while searching. While there aren't any rules about touring homes prior to having a pre-approval, you may fall in love with a home that ultimately is out of your price point. To make matters worse you may compare every other home to the home you fell in love with.

  • There is a saying that everyone knows someone if not multiple people that are Realtors®. With that being said, it is important to find an agent who's process aligned with your expectations and needs. The right realtor will help you through the process and make purchasing your home as seamless as possible while providing valuable advice and guidance.

    Agents often have a list of trusted resources that they can provide to you throughout the process such as lenders, inspectors, etc.

  • Every home purchase is different. I have been selling real estate for going on 7 years and continue to encounter unique situations. During the buying process, it is not uncommon that minor issues or concerns could arise. No need to panic, the right agent will walk you through this process and get you through with as little stress as possible.

    When you write an offer, it is a legally binding document with timelines that need to be adhered to. Deadlines can work for you or against you and missing them could mean losing the home or being legally bound to a home you no longer want. This could also result in losing escrow/earnest money and possibility of being sued.

    If you ever have concerns, ask your Realtor® it is what they are there for.

  • Buying your first home is EXCITING!!!! Not only is it a place to live that you can call your own, it is an investment. While you are paying your mortgage, you are paying yourself by building the equity you have in your home. Additionally, over time, home values often increase helping to increase your equity. On the occasion you wanted to sell your home, with the right amount of equity you will likely profit from the sale.

I often tell my buyers that you should never force yourself into a home. If it doesn't feel right trust your instincts. You will know when you have walked into the right home. Also, if you put in an offer and don't get the house, it wasn't meant to be. TRUST ME!!! Keep looking and you will find a home that will make you glad you didn't get the last one.
